ATLANTA, Georgia—Hunter Advisors introduced the sale of the Hilton Backyard Inn Fort Collins, a Hilton-branded, select-service resort in Fort Collins, Colorado. This transaction was led by Kami Burnette, senior vp, and Brian Embree, vp, on behalf of the institutional vendor.

The Hilton Backyard Inn Fort Collins is a 120-room resort. Initially in-built 2007 and renovated in 2023, the four-story property presents an amenity bundle that features 2,800 sq. ft of assembly area, The Backyard Grille & Bar, an indoor pool, health middle, and enterprise middle. The property not too long ago accomplished a complete renovation in 2023, positioning the resort for continued development following completion of the upgrades.

Positioned close to main company employers and demand drivers, the resort advantages from proximity to a mixture of enterprise, healthcare, and education-based demand. Inside one mile of the property are Intel’s design middle and Hewlett-Packard’s campus. The resort can also be close to UCHealth Concord Campus and Banner Fort Collins Medical Middle, in addition to Colorado State College.

Statements From Management

“This transaction displays continued investor confidence in well-located, not too long ago renovated property inside markets supported by sturdy company and college demand,” mentioned Kami Burnette, senior vp at Hunter Advisors. “The customer owns a number of property out there, making this acquisition a compelling alternative for long-term worth and operational upside.”

“The Hilton Backyard Inn Fort Collins stood out as a high-quality, institutionally branded asset with significant upside potential,” mentioned Brian Embree, vp at Hunter Advisors. “Its mixture of latest renovations, sturdy location fundamentals, and suppleness for brand spanking new possession made it a beautiful alternative for buyers.”
